Junk Removal for Property Managers and Strata Buildings

Coordinate a rental-property or strata-building pickup around the people who can authorize the items, provide access and approve the quote. TrashThat removes accepted unwanted contents from units, garages, storage spaces and common areas.

Define the turnover or common-area job

Start with the specific unit, space or collection area and a list of what needs to go. A tenant move-out may involve a sofa and mattress; a larger property clearout may include several rooms, a garage or storage contents. Describe the amount and condition so the crew can plan the assessment.

For a common-area collection, identify the exact items authorized for removal. Keep residents’ belongings, maintenance supplies and building equipment clearly separate, including anything in a hallway or shared storage space that must stay.

Confirm that the person instructing the removal has authority over the items. Resolve any disputed ownership or disposal instructions with the appropriate owner or property representative before work begins.

Give the crew a clear collection brief

A useful booking brief connects the item list with the building arrangements and the person making decisions. Optional photos can help show the volume or a difficult exit route. Keep sensitive tenant records and access codes out of item photographs, and arrange access details directly when needed.

If the contents are spread across several spaces, identify those locations and mark items that must stay. Tell us about unusually heavy items, appliances, electronics and any unknown or restricted materials before the appointment. A larger or mixed-material job may need more assessment than a single furniture pickup.

  • The authorized items and the spaces where they are located.
  • The site contact who can meet the crew or arrange agreed access.
  • The contact who can review the onsite quote and approve the work.
  • Floor, stairs, elevator reservation, loading location and building restrictions.
  • Your turnover deadline and any limits on access or working times.

Arrange elevators, entry and loading before pickup

Check the strata or building rules for moves, elevator use and loading. Arrange the permissions and reservations the building requires, then share the relevant time limits with us. Include long carrying distances, narrow hallways and any access route that may affect a bulky item.

You do not need to carry heavy furniture outside for us. Our crew handles the agreed lifting and loading where the items can be safely accessed. Clear the route and identify the belongings to keep. Let us assess dismantling or special handling before the scope is agreed.

Select an available two-hour arrival window and reserve the building’s elevator separately. Allow for the job duration as well as the arrival time. If you cannot remain onsite, arrange access, confirmation of the items and price, and payment with us in advance.

Keep scope, approval and payment together

The onsite quote is free, with no obligation to proceed. It accounts for the actual items, volume, weight, access, labour and disposal requirements. We explain the total before work starts and wait for approval. Booking an appointment does not require a credit card.

Have the approval contact available if a building representative is meeting the crew on someone else’s behalf. If additional items are identified on arrival, confirm that they are authorized and have them included in an approved revised scope before removal.

Payment is due when the agreed work is complete. Raise requests for an invoice reference, other business documentation or future pickups in advance so we can discuss the arrangements.

Separate contents removal from specialist work

Tell us about any appliance disconnection, unusually heavy load or renovation debris before booking. Hazardous chemicals, asbestos, medical waste and other unsafe or restricted materials are excluded. Unknown substances should be identified and kept out of an ordinary junk pile.

This service covers accepted contents removal and the agreed cleanup. Arrange any tenancy enforcement, structural demolition, pest treatment, sanitizing or biohazard remediation separately. Tell us about unsafe conditions before arranging collection so we can assess whether the contents can be safely removed.

Common questions

Can you remove furniture left after a tenant moves out?

We can assess accepted furniture and other contents once the person instructing the job confirms authority to dispose of them. Identify exactly what is approved and resolve disputed ownership before the removal.

Do I need to bring everything to the curb?

No. Our crew handles the agreed lifting and loading for safely accessible items. Tell us where the contents are, including floors, stairs, elevators and carrying distances, so the job can be assessed.

Can the caretaker meet the crew while the manager approves the quote?

Discuss that arrangement before the appointment. Identify both contacts and agree how the items, onsite price and payment will be confirmed. Work starts after the quote is approved.

Can we include common-area and storage items in the same visit?

Describe all areas and items when arranging the job so we can assess the combined scope and access. Identify the items authorized for removal and have any later additions included in an updated quote before work starts.

Does a cleanout include sanitizing the unit?

No specialist sanitizing, pest treatment or remediation is implied. We perform the approved contents removal and agreed cleanup. Tell us about unsafe conditions or materials before collection is scheduled.
